When the local planning authority considers any applications for planning consent for a building in a Conservation Area, they must pay special regard to whether the proposed changes "preserve or enhance the character or appearance of the Conservation Area". As a result, they will often require more detail with applications in Conservation Areas than they would otherwise. This may include details of all external elevations, showing the current appearance and the proposed appearance, following any works. It may also require a landscaping scheme and a statement of the effect of a proposal on the character and appearance of the Conservation Area.
Subject to certain exceptions relating to small trees and trees which are dead or dangerous, most trees in a Conservation Area are protected in a manner similar to trees covered by a Tree Preservation Order. You are required to notify the Council before carrying out any major work on trees in a Conservation Area.
Any demolition works in a Conservation Area require what is known as Conservation Area Consent.
